By happen chance, I first came in contact with Steven Levin and his team while attempting to sell my house on my own. He was not one of the many annoying realtors that approached me with the sole purpose of gaining me as a client, and instead legitimately came to look at the property for one of his clients. I had been unsuccessful in selling this property myself, unlike the success I had with selling my two prior residences on my own. This is a different market, and things have dramatically changed since my last sale. I reached out to Steven Levin to gain feedback on the property and follow up on his client’s interests. The property unfortunately didn’t meet certain strict criteria for his client. He graciously provided insightful feedback, at which point I realized I was over my head, evident by only receiving real estate investor lowball offers before listing with him. The saying that if you want something done right you need to do it yourself is not always true. In this real estate climate you need a true real estate expert. Steven informed me about all the things he would change aesthetically (minor touchups, curtain removal, slight staging, lighting, etc.) and how he would uniquely market the residence. He also told me the personalized service he could provide in maintaining the property. He told me if I unlisted the property, he would need a week to prepare it for a new listing under him. During that week, he (yes, he) and his team painted entire walls to make areas look perfect where pictures once were, painted baseboards, patched holes, etc. He brought in the best photography team. He created a one of a kind Zillow showcase listing and used the marketing connections he had with Forbes. He even had realtors interested in viewing the property before we went live. Once we went live, we had nonstop showings in the first week, with potential buyers doing a second and third showing. We had an open house scheduled for the following weekend, but we never even made it to that. We received a full price offer with strict deadlines he was able to negotiate in place along with substantial earnest money deposits (one initial and second upon inspection). The property appraised appropriately and the sale closed without issue. Steven gave great advice but never pressured a decision on my end, constantly keeping me in the loop on showings and negotiations. During this dry, hot season, he filled up my pool weekly and took care of landscaping where the company I hired fell short. These may seem like small things, but it adds up. He put in countless hours for my property alone. You’d really be hard pressed to find a realtor that has the same work ethic and beneficial relationships with companies and individuals.
